Bilco provides smoke ventilation for major East London regeneration scheme

Bilco automatic smoke ventilators have been selected for inclusion on an award winning housing scheme which is part of the regeneration of the Canning Town area in East London.

Countryside Properties, which undertook the regeneration project in partnership with Newham Council and Affinity Sutton, has completed the first phase of the so-called Canning Town and Custom House regeneration project.

The Bilco products have been installed on ‘East City Point’, designed by architect SEH – Shepheard Epstein Hunter, which comprises 139 homes in total, 102 homes for private sale and 37 affordable.

This the first part of the first phase which will go on to comprise in total 649 homes, of which 422 will be for private sale and 227 for affordable housing.

The area’s focal point will be a square with a new school and amenities clustered around it. The overall regeneration project aims to provide more than 10,000 new and refurbished homes over the next 15 years.

The seven smoke ventilators supplied by Bilco for two of the housing blocks include six 1.05m x 1.05m single leaf smoke ventilators, electrically actuated for remote opening and closing, and one 1.55m x 1.55m double leaf smoke ventilator.

The equipment, which is provided with Bilco’s exclusive ten year warranty, meets all current Building Regulations and European Standards in EN 12101. This demands that the covers of the smoke ventilators must reach the fire open position within 60 seconds and that single covers open to 140 degrees to ensure there are no negative wind co-efficients to blow smoke back into the building.

“In addition to providing effective natural smoke ventilation in the event of a fire, the units would increase available evacuation time, allow for the exhaust of noxious fumes and provide enhanced visibility for firefighters.

But they can also be used to provide general roof access for maintenance purposes.”
